Assessing the Risk
Legionella bacteria can multiply in hot or cold water systems and storage tanks in residential properties and then be spread e.g. spray from showers and taps. Although the generally high throughput and relatively low volume of water held in smaller water systems reduces the likelihood of the bacteria reaching dangerous concentrations, you must still have a risk assessment carried out to identify and assess potential sources of exposure. You must then introduce a course of action to prevent or control any risk that has been identified.
Controlling the Risk
If we identify a risk that we are unable to prevent, a course of action must be introduced to address the situation. Firstly, we do this by developing a schematic diagram and written control scheme, which is designed to help manage the risk from legionella by implementing effective control measures. Once this is complete, we begin eliminating and optimising the system to remove all possible risk factors that can contribute towards to growth of Legionella. These can include:
- Ensuring that the release of water spray is properly controlled.
- Avoid water temperatures and conditions that favour the growth of legionella and other micro-organisms.
- Ensure water cannot stagnate anywhere in the system by keeping pipe lengths as short as possible and removing redundant pipework.
- Avoid materials that encourage the growth of legionella.
- Keep the system and the water in it clean
Preventing Legionella in the Future
As soon as Gemini have completed the risk assesment, we consider whether the risk of legionella can be prevented by looking at the type of water system you need (e.g. to identify whether it’s possible to replace a wet cooling tower with a dry air-cooled system). The key point is to design, maintain and operate your water services under conditions that prevent or adequately control the growth or multiplication of legionella.
